The Covenants, Conditions, and Restrictions, commonly called CC&Rs, are recorded documents that help define the rights and responsibilities of property owners within the community.
What are CC&Rs?
CC&Rs are deed restrictions recorded in the county property records. They may describe property use restrictions, easements, assessments, architectural controls, and other matters affecting lots within the subdivision.
Why do they matter?
CC&Rs can affect what homeowners may do with their property and how community-related responsibilities are handled. Understanding them helps homeowners make informed decisions.
